Overview

The Vickers Horse River Ranch (VHRR) community consists of 28 privately-owned units. Legally defined as condominiums, many units are rustic log cabins upgraded with modern amenities. The property of the ranch is all part of the condominium association common area.

Fronted by approximately one half mile of the Lake Fork of the Gunnison River, all units are a short walk from trout ponds, large open meadows, plentiful trees and lots of open space. The VHRR Home Owners Association (HOA) will be established to govern rules and regulations set forth upon completion. Each unit is to be privately owned and managed by the owner. Each unit represents an equal voting stock in the condominium association.

Individual units include established building envelopes allowing owners to develop the land around their unit, within county and state regulations.

Vickers Horse River Ranch Colorado Riverfront Cabin PropertyThe HOA will be responsible for, but not limited to, maintenance of the following amenities: central water and power systems, roads, fisheries, storage area, property manager, security of property, and all property owned outside of each individual unit.

The VHRR property as a whole shall be governed by the HOA.

Annual HOA dues to be determined shall fund manager's salary, central water system maintenance, road maintenance, fisheries, and other necessities as determined by the association board of directors.

Short term rentals will be allowed and managed by individual unit owners. A maximum of 180 consecutive days will be allowed by rules and regulations. Property management will be up to individual unit owners.
